What ZIP code is the home in?
Roof age & material
Newer and impact-rated roofs usually cost less to insure. Very old roofs can limit coverage.
Weather risk where you live
Hail, wind, wildfire and flood exposure in your ZIP code shape the base rate.
Your deductible
A higher deductible lowers the premium. Many policies have a separate wind/hail deductible.
Bundling
Putting home and auto with one carrier is one of the most common discounts.
Roof age × home insurance
Your roof's age is on your insurance bill.
Insurers price homeowners policies heavily on the roof. Slide to your roof's age and see how carriers are likely to treat it, then get help with either side.
General guidance based on common carrier practices. Your policy and state rules decide your actual coverage.
At this age some carriers ask for an inspection, raise the wind/hail deductible, or pay roof claims at actual cash value instead of replacement cost.

Coverage 101
What a standard policy covers.
Most homeowners policies (HO-3) are built from six coverages. Ask each agent to quote the same limits so you compare like with like.
| Coverage | What it pays for | Compare on |
|---|---|---|
| Dwelling (A) | The structure of your home, including the roof. | Rebuild cost, not market value |
| Other structures (B) | Detached garage, fences, sheds. | Often 10% of dwelling |
| Personal property (C) | Furniture, electronics, clothing. | Replacement cost vs. actual cash value |
| Loss of use (D) | Hotel and living costs if you can't stay home after a covered loss. | Check the time limit |
| Liability (E) | Injuries or damage you're legally responsible for. | $300k–$500k is common |
| Medical payments (F) | Guests' minor medical bills, regardless of fault. | Small limits, fast payment |
